For-Sale-By-Owner Even if you decide to buy or sell FSBO, you don't need to go it alone!
While in the current Clark County Washington real estate market it is far more difficult to sell a home without the assistance of a real estate professional than it may have been during the recent "hot market" years experienced in our Metro Area, some Vancouver Washington and other Clark County homeowners still want to choose to try to sell their home on their own, foregoing the full-service marketing and transaction facilitation of a Listing Agent. And sometimes home buyers approach buying a FSBO home without having a Buyer's Agent to assist them. Many are not aware that even if you decide to buy or sell For-Sale-By-Owner, you don't need to go it alone.
Buyers who are represented by a Buyer's Agent can benefit because they can purchase FSBO property with the security of having on their side a real estate professional who knows the value of comparable homes and the prices they have been selling for in current market conditions, reducing the risk of paying too much for a home. Further, a Buyer's Agent, knowledgeable about the area, houses, and local real estate law, can often recognize -- before it's too late -- potential problems in a home, the neighborhood, or the transaction process that might otherwise be overlooked. And all these services are at no cost to the buyer!
Sellers can increase market exposure for their home as well as be more assured of finding a well-qualified buyer who can successfully complete the purchase transaction by cooperating -- at a reduced commission (see below) -- with a realtor serving as a Buyer's Agent. Further, while the Buyer's Agent cannot, by law, also represent the FSBO seller in the negotiation or steps in the transaction processing, sellers can feel more secure that their sale will proceed to a successful closing when a Buyer's Agent, who is a licensed real estate professional, is involved.
NOTE: Since arrangements for such cooperating relationships between sellers and Buyer's Agents must be made in advance of property showings, it is wise to talk to a realtor -- preferably a specially-trained Accredited Buyer's Representative (ABR) -- before (sellers) proceeding with placing a home on the market or (buyers) calling for information or arranging to see a FSBO property. Doing so after a transaction is initiated can be a costly mistake.
Are you wondering how a realtor acting soley as a Buyer's Agent gets paid in such transactions? A reduced commission is agreed to between seller and agent prior to showing of the property and is strictly limited to a purchase and sale transaction with one named buyer only. This commission is paid for bringing forth a buyer for the seller's home and for representing that buyer in the purchase process, and not for in any way representing the seller's interests. When sellers want to have agent representation of their own, a real estate professional is engaged to list the property.
